The Property Manager is responsible for the efficient management of commercial properties. This involves determining rental rates, marketing, handling tenant relations, and overseeing maintenance. Added to this, he/she is responsible to ensure that commercial properties meet the needs of their tenants through managing all aspects of assigned properties.
Main duties and responsibilities:
- Prepares and manages budgets of the property department by forecasting requirements and analysing variances, data and trends;
- Establishes appropriate rental rates by conducting market research and determining costs and considering profit goals in consultation with immediate supervisor;
- Attracts new tenants for vacant spaces through advertising, promotion and encouraging referrals;
- Facilitates meetings with potential tenants, showing them the property and assessing their applications as per the policy and procedures of the company;
- Addresses tenants’ complaints through maintaining a positive and productive relationship with them;
- Inspects and arranges maintenance to meet standards through contracting and supervising repairs and maintenance works;
- Facilitates rent collection and handles operating expenses;
- Investigates &resolves customer complaints and concerns in a timely manner;
- Organizes incoming and outgoing inspections and prepare inspection reports;
- Ensures security of premises and maintains security devices and makes ready for both existing and new occupants;
- Supervises daily housekeeping service to the expected level of cleaning standards;
- Manages property expenses and initiate corrective measures; and prepare reports by collecting, analysing, and summarizing data to immediate supervisor;
- Prepares periodic reports (weekly, motherly, half yearly and annual reports) to his immediate supervisor;
- Preforms other similar activities as assigned by the CEO.
Job Requirements
Education and Experience :
MA degree in management/business administration or related fields with a minimum of 6 years work experience in management of which 2 years’ experience in property management or BA degree in management/business administration or related fields with a minimum of 8 years work experience in management of which 2 years’ experience in property management.
